1,833 new full-time jobs when fully occupied

Sterling Capitol have a track record of delivering high quality jobs at neighbouring Capitol Park Barnsley where they have created over 500 jobs, including in world-class laboratory services, supporting NHS patients across the North of England.

Up to 120 training and apprenticeship opportunities for local residents

Sterling Capitol currently work with organisations such as Ahead Partnership, which facilitates engagement with high schools, to showcase job roles and develop employability skills, and aspirations of young people.

Up to 1,560 new homes, with 250 affordable homes being offered on site

Strata Homes is a trusted family-run business that care about the communities they work in and those that they create across Yorkshire.

£3.2million per annum in Council Tax payments

This money will be used on council services which everyone uses, such as bins and recycling, roads, street lighting, child protection, social care and street cleaning.

A new primary school

This will be large enough to accommodate 420 children and showcases Strata Sterling’s commitment to fostering a thriving community.

A new link road

This will connect both ends of the development, from Higham Common Road to Barugh Green Road and will mean Barnsley West is well connected.

Two new roundabouts on Higham Common Road and Barugh Green Road

These have already been approved and will be delivered through the Sheffield City Region Investment Fund.

Local shops and community facilities

A new civic square will be home to the new primary school, community facilities, small scale local shops, a public square and parking.

Updated Planning Submission

The Barnsley West led public consultation concluded on 28 May 2021. All comments were considered and analysed as part of our formal planning application submissions to the Council.

Since the original submission in July 2021, we have consulted further with local ward members, statutory consultees and council officers.

Following the formal public consultation and further engagement, we have proposed various changes and submitted an updated Environmental Statement, which sets out the likely environmental impacts of the scheme to Barnsley Council.

Barnsley Council have therefore begun their own public consultation ahead of the applications being heard at the Council’s Planning and Regulatory Board and residents have been notified by them on how to comment directly on the plans. 

The updated scheme still aligns with the Barnsley West Masterplan Framework and incorporates the following changes:
  • Reduction in number of homes from 1,760 to (up to) 1,560. The remainder of the local plan allocation (140 dwellings) is the subject of a separate pending planning application proposed by Countryside Properties (application reference: 2020/0977).
  • Increased landscaping to help address landscape and visual concerns.
  • Confirmation that 250 affordable homes will be provided on site.
  • Modification to employment buildings, including reduced heights, increased separation distances, more landscaping and a green and grey colour palette for the buildings.
  • To satisfy Council officer comments, the public house, restaurant, drive thru and hotel that were previously included in the employment scheme have been replaced with further employment space.
The overall site masterplan has been amended to reflect the above changes and illustrate the form of the development, including the retained and proposed landscape strategy.

Roundabout Works

The SSBW Partnership will soon commence works to create two new roundabouts.

The new roundabouts will be formed on Higham Common Road and Barugh Green Road to provide a northern and southern access into the proposed mixed-use development and will connect (subject to planning) to provide a new link road through the site.
